What's a typical amount?
Most student accommodation deposits are equal to one month's rent, though some hosts ask for slightly more on furnished or shared nests with more to protect. Anything asking for several months' rent upfront as a "deposit" is worth double-checking closely.
What the deposit actually covers
- Damage to the room or shared areas beyond normal wear and tear
- Unpaid rent if you leave without the required notice
- Missing items that were part of an inventory list when you moved in
Ordinary wear and tear — scuffed paint, worn carpet from normal use — should not be deducted from your deposit.
How to protect your deposit from day one
Document the move-in condition
Take dated photos of the room (walls, floors, fixtures, any existing damage) the day you move in, and keep them. This is your evidence if there's ever a disagreement about what condition the room was in before you lived there.
Get an inventory list if the nest is furnished
If furniture or appliances are included, ask for (or make) a written list of what's there and its condition. Compare it again when you move out.
Understand the refund timeline
Ask upfront how long it typically takes to get your deposit back after move-out, and whether it's paid back in full immediately or after deductions are itemized. A host who can't give you a clear answer is a warning sign.
